Registre d’Agents d’Intermediació Immobiliaria de la Comunitat Valenciana RAICV 1860

Registration Requirement: All real estate agents and agencies must register with the official regional registry, which was established to protect consumers and professionalize the sector.

New Ruling Changes: Recent changes have been made, allowing online agents from other regions or EU countries to operate without a physical office in the region. However, agents from outside the Comunidad Valenciana must still register if they comply with general national or EU standards.

Registration Process: Agents must meet specific requirements, including proof of professional qualifications, solvency guarantees. Registration is compulsory for those selling properties in the provinces of Alicante, Valencia, and Castellón.

Implications: The new regulations aim to ensure that all real estate professionals adhere to established standards and provide transparent services to protect consumers.

In Spain, API (Agente de la Propiedad Inmobiliaria) registration is a mandatory requirement for real  estate agents, particularly in regions like Valencia. Here are key points regarding API registration:

Mandatory Registration: Agents must register with the RAICV (Registro Autonómico de Agentes de Intermediación Inmobiliaria de la Comunidad Valenciana) to legally offer real estate brokerage services.

Legal Protection: API registration provides buyers with legal protection and transparency, ensuring that  agents adhere to strict regulations and ethical standards.

Professional Standards: API agents undergo extensive training and must complete a 200-hour real estate training program, including multiple interim exams, to ensure they are well-versed in current laws and regulations.

Insurance Requirements: API agents are required to have deposit insurance policies and professional liability insurance, which protects clients during transactions.

Access to Resources: API registration grants agents access to exclusive resources and networks enhancing their expertise and service quality.
